*From the Managers Desk………
by Charlie Davison
The floor has been painted in the laundry room at the R.V. Clubhouse. It looks a lot better and as we stated in last month’s Update, we used a different type of paint this time that should hold up a lot longer.
The first day of summer is just around the corner! The new pool hours are 7 a.m. to 9 p.m., seven days a week. Come on out and enjoy yourselves! Pool attendants will be on duty. Please advise your children that we want them to have fun and enjoy the pool, but, we also want them to be safe and respect other swimmers. No running and jumping in the pool and please stay out of the lap lanes when they are in use. Thank you!
The pool deck really looks good, thanks to the hard work of Gretchen Oppenlander, Betty Dietz, and Mary Seger. They really did a great job! I would like to thank them all for their hard work.
Mr. and Mrs. Mel and Wilda Meldrum donated red mulch and spread it in and around the plants down at the pool area. Thank you for your hard work and donation! Mr. and Mrs. Meldrum volunteer a lot of their time and do a lot for us around the Cove.
We are still receiving complaints regarding barking dogs and cats running loose. The complaints include the fact that some pet owners are not cleaning up after their pets.
Also, if you are experiencing problems with stray cats, etc. you can call the Baldwin County Animal Control at (251) 972-6834. They will come out and set traps for you, but the person experiencing the problem must call them. They will no longer take calls from our office as they must talk to the person making the complaint.
We do have traps available that can be checked out through our Maintenance Department on a first come, first served basis.
Once again, we have had shower heads stolen from the R.V. Clubhouse men’s shower. But, with our new FOB system, we were able to track down the thieves. Please do not let folks into the clubhouses or bathrooms with your key FOB. That is why we have to come to you and ask questions when there have been incidents in the area if we see that your key FOB has been used during the time of the incident.
New lights have been installed at the R.V. Clubhouse. The new lights should cut electric expenses as well as giving you a better lit area. We are also planning in the near future to paint the inside ceilings. We will keep you posted on the dates.
I would like to remind everyone that June 1st is the official beginning of the dreaded hurricane season. The season lasts until November 30th. Hurricane information pamphlets that include a hurricane tracking chart, are available in the POASC office. We also have a brochure available which shows the water surge tables for Baldwin County.
Please stop by the office if you would like to have this information.
At the regular Board meeting on May 21st, the Board of Directors voted to remove all shower heads from the R.V. Clubhouse except for one on each side.
Father’s Day is Sunday, June 21st. I would like to wish all the fathers, grandfathers, and great grandfathers a wonderful Father’s Day!
I hope everyone has a safe and happy summer. If you have any questions, comments, or concerns, please contact me at 961-1129 or email, spanishcove@gulftel.com

WELCOME NEWCOMERS
Welcome to the Neighborhood
Because it is difficult for the Welcome Committee to determine when you will be moving into your new home, your new Welcome Packet is available at the POASC Office. Please be sure to pick one up. It contains lots of useful information. Be sure to fill out the Newcomers’ Information Form so we can list you here to let everyone know you’ve made the same excellent choice they did.

We have decided that we will not have a meeting or luncheon in July. We will start again on Saturday, Aug 15 with our fabulous fish fry.

CHAIRMAN'S CORNER . . . . . . .
By Frank Lennox
My wife told me that she is considering having me committed to an asylum. She said that my decision to be Chairman of the Board is insane. Both she and I have been attacked numerous time by the residents for issues that were decided by the Board of Directors, not me. Our board meeting this month was very contentious and lasted for an hour and forty-five minutes. We did how ever pass the change on Section 7.6 of the By-Laws. We had a special meeting following the regular meeting and discussed the issue of three showers for the ladies and the men in the RV club house. We have had the shower heads stolen on several occasions at a considerable expense and our fobs show that only six people use the showers on a regular basis. The Board passed a motion to have only one shower in the men's room and one shower in the lady's room in the future. KOA and many other campgrounds only have one women's and one men's shower in their faculties. We have moved to Matias Dr. with the same phone number for the residents. I look forward to seeing you at the Board meeting next month.

Sue Huff Next meeting Tuesday, July 14, 10am
During our May meeting we finished our discussion of the cleaning duties and responsibilities of our in house Cove cleaning person. Charlie, our property manager, provided quite a lengthy list that gave us a starting point and really there was little to add to it. Most if not all of this is being done very competently already by Mary. However, with the completed list the board will now be aware of how often and exactly how the cleaning time is spent.
We began a discussion of Charlie's yearly evaluation given by members of the board. The form used last year was too long and repetitive.
Hopefully, our committee can produce something that will be easier to use and more concise.
We will not have a meeting in June but will meet on July14th at 10:00.

Next Meeting Monday June 9, 9:30am
The committee discussed the building of site built homes in Land Harbor and the committee members are in agreement to allow this to go before the Cove membership for a vote. It is now before the Rules Committee.
A new building to be used as a workout room and a pool hall is in the works, plans are drawn and bids are being accepted.
The rented portable toilet at the tennis courts will be replaced with a permanent toilet with a hand washing sink. In the long run this will result in a considerable savings.
A variance request was denied.
Rules Committee...
Joan Fletcher Next meeting Wednesday, June 10, 10:30 am
Chairman Fletcher called the meeting to order. Our subject, which was a continuation from the last meeting, “site-built homes in Land Harbor”.
A suggestion was made that the subject be done in two segments. First, writing of a covenant change to allow the building of site-built homes in Land Harbor. This will necessitate approval by the Board of Directors and most importantly, approval by a vote of the owners.
Second, writing an addition to the covenant rules addressing the specifics relative to the covenant change and approval by the Board of Directors.
A complete explanation of the rules committee plan has been written by
Dick Junkins and will appear in the June Update. (see Page 21) We also plan to hold a town hall meeting to answer questions by the Owners.
Visitors are always welcome.

The following items were discussed:
Speed Limit and Regulatory Signage: The committee provided a list of recommendations for additional regulatory, caution or reduced speed limit signs to the Property Manager. Since the listing includes recommendations for reduced speed limits in various areas of the Cove, it will require review and approval of the Board prior to implementation.
Road Safety: Mr. Young asked the Property Manager if it would be possible to install Caution signs on County Road 99 in the vicinity of the KOA Campground entrance. Mr. Davison said he would ask County officials if they would install such signs; however, they have agreed to install similar signs in the past and have not done so to date.
Committee Mission Statement: The revised Mission Statement has been approved by the Board and has been forwarded to the Administrative Committee for proper formatting and incorporation into the Cove Operating Procedures.
**Special Meeting**: At Mr. Davison’s request, a Special Meeting of the Safety Committee was held on May 8, 2009 at 10:00 AM to discuss the Spanish Cove Hurricane Procedures. In attendance were members De Dickey (Chairman), Sue Ellen Giles, Dick and Patty Junkins, Property Manager Charlie Davison and Guests Jimmy Young (Director) and Tom Pinkerton (Director).
Mr. Davison reviewed the Emergency and Hurricane Plans (Section 5.0 and Appendix D of the POASC Operating Procedures), emphasizing changes, improvements and lessons learned from recent hurricanes. The committee concluded that the POASC Emergency and Hurricane procedures were comprehensive and allow for a rapid response to imminent storms and a controlled post-storm recovery.
Copies of the POASC Hurricane Plan are available at the POASC office. All property owners are reminded that Hurricane Season begins June 1st!!
SAFETY REMINDER!! Please wear your helmets when bicycling or motorcycling, walk facing traffic, wear reflective clothes at night. Also: Obey all Spanish Cove Stop Signs. Fines will be assessed by Security effective June 1st! First offense-$10, second-$25, third-$50, $100 for each subsequent offenses.
As always, VISITORS WELCOME!

When Needed...
Elephant Ears have overtaken the drainage ditch behind 1503 South Spanish Cove drive. This ditch flows into the14 tubes and out to the Bay.
The previous owner of 1503 Spanish Cove Drive built a damn in order to make a fish pond. This has caused the sediment to back up and block another drainage ditch causing water to stand and become stagnant.
In the event that our Maintenance Personnel can't clean this up, I will ask our Property Manager to get bids from a professional, so that The Roads and Drainage Committee can present it to the Board.
